1. What is your Dubai Municipality license number?

Any approved company should provide this immediately. They should also volunteer their chemical registry numbers if you ask. If they hesitate, deflect, or only show generic trade license documents, that's the answer.

Bonus question: what tier (Class A, B, or C) is your license? For restaurants, food storage and healthcare you specifically want Class A or B. For homes any tier is fine.

2. What's included in the warranty, and what's excluded?

A serious answer covers: duration, what triggers a callback, what's excluded (typically: damage caused before treatment, DIY chemical work in the same area, new construction), and the response time commitment.

Watch out for 'lifetime warranty' on a single treatment. Termites and rodents need ongoing monitoring — lifetime claims usually have so many exclusions they're marketing rather than substance.

3. Is the follow-up visit included free?

For bed bugs: a 14-day follow-up should be standard. For termites: a 6-month inspection should be free under any 12-month warranty. For cockroaches: a 14-day check is typical. If follow-ups cost extra, factor that into the comparison — it can change the math significantly.

4. How do you handle treatment in shared/strata buildings?

Particularly important for Marina, Downtown, Business Bay, JLT, Deira apartments. Cockroaches travel between units through plumbing risers; bed bugs spread through shared accommodation. A good answer involves: building management coordination, treatment of entry points around your pipes, written reports for management to escalate.

A weak answer is 'we treat your apartment only'. That works for some cases, but for shared-building infestation you need a company that thinks about the building, not just the unit.

5. Can you provide a treatment certificate?

For homes this is optional. For restaurants, food storage, healthcare facilities and any business subject to Municipality inspection, it's essential. The certificate should include: treatment date, chemicals used (with registry numbers), warranty period, technician name and license number, and the company's full legal name and license.

  • Do you have references in my building or compound? (Local familiarity reduces surprises)

  • No written warranty document on request
