Dubai Pest Calendar: When Each Pest Strikes (Month by Month)
Short answer
Dubai pest pressure peaks in spring and summer for cockroaches, ants and mosquitoes; in autumn for bed bugs (tourist season) and termites (post-rain swarming); and in winter for rodents (moving indoors for warmth). Snakes and lizards peak in late spring through early summer. A roughly quarterly treatment schedule covers most cycles.
Dubai pest pressure isn't constant through the year. Seasonal patterns shape what you'll see, when, and how to prepare. Here's the working calendar based on our actual callout data — what spikes, when, and what to do about it.
January — quiet for most, peak for bed bugs
Cool weather. Cockroach and ant pressure low. Bed bug callouts spike because winter tourism brings visitors to furnished short-stays. Heating systems running in older buildings can mask early signs.
What to do: if you rent short-stays, do a precautionary inspection. If you're a resident, this is the easiest month for any preventive treatment.
February — termite preview season
First warming days. Subterranean termites become active under the soil. No visible activity yet but inspection at this time catches early signs.
What to do: villa owners book the year's first termite inspection. AMC contracts usually schedule first visit here.
March — ants wake up, mosquitoes return
Ants begin foraging seriously as outdoor temperatures rise. Mosquitoes return where standing water exists. Cockroach pressure climbs steadily.
What to do: villa perimeter ant treatment is most cost-effective now — preventive barrier before colonies are fully active. Clear standing water from gardens and balconies.
April — termite swarming after first rain
If we've had any winter rain, this is when subterranean termites swarm — flying winged termites near windows and lights. Major callout month for villas.
What to do: don't sweep swarmers up and forget — that's a warning sign of an established colony. Get an inspection within 7 days of any swarm sighting.
May — snake season starts, ants peak
Sand vipers and other snakes become more active as temperatures climb. Ants reach peak foraging in gardens. Mosquitoes still present in shaded outdoor areas. Cockroach pressure high in older buildings.
What to do: villa owners in Arabian Ranches, Palm Jumeirah, JVC — be alert to garden activity. Don't approach unidentified snakes; call us.
June — full summer, indoor cockroach
Extreme heat moves activity indoors. Cockroaches seek cool, damp harborages — kitchens, bathrooms, drains. Ants move inside. Mosquitoes drop off outdoors but persist indoors.
What to do: kitchen and bathroom-focused treatment for cockroaches; check under-sink areas.
July — quiet outdoors, indoor peak
Most pests indoors. AC condensation creates damp harborages. Bed bug callouts climb again as summer tourists arrive.
What to do: quarterly AMC clients usually have their summer visit this month.
August — same as July plus stored-product pests
Stored-product pests (moths, beetles) peak in pantries during summer warmth. Watch for moths around dried food, rice, flour, cereal.
What to do: pantry audit. Replace older dry goods. Check rice and flour bins for tiny moths.
September — pre-mosquito season for villas
Temperatures begin to ease. Outdoor activity returns. Mosquito season is about to begin — this is the month to install garden barriers before pressure builds.
What to do: villa mosquito barrier treatment (best timing for cost-effectiveness). Pre-winter cockroach check.
October — mosquito peak begins, second termite cycle
Mosquito pressure climbs sharply. Termite swarming sometimes recurs if a wet weather front rolls through. Tourism returns, bed bug callouts climb.
What to do: most active month for callouts. AMC clients on their autumn visit.
November — mosquitoes peak, rodents start moving
Mosquito pressure at maximum, especially evenings. Rodents start moving toward warm interior spaces as nights cool. Older villas and warehouses see early rodent signs.
What to do: mosquito barrier still effective. Check for rodent entry points — gaps under doors, around utility entries, garage corners.
December — rodent peak, winter tourist bed bugs
Rodent pressure peaks. Bed bug callouts continue through tourism. Otherwise pest pressure is moderate.
What to do: villa and warehouse owners should have rodent monitoring in place. Bait stations or sealed entry points are the priorities.
