Snakes and Lizards in Dubai Villas: When to Worry and What to Do
Short answer
Most reptiles in Dubai villas are harmless geckos and skinks; they eat insects and don't bite people. The dangerous one to know is the sand viper (Cerastes), which appears in villa gardens in summer especially in Arabian Ranches, Palm Jumeirah, and JVC. If you see a snake, do not approach. Keep children and pets indoors. Photograph from a safe distance. Call emergency pest control immediately.
Reptile sightings in Dubai villa gardens are common and almost always harmless. But a small number are genuinely dangerous, and knowing which is which is information every villa parent should have.
The reptiles you'll actually see
House gecko (Hemidactylus)
Small, pale, sticky-toed. Climbs walls, especially around outdoor lights at night. Eats insects (mosquitoes, ants, small cockroaches). They're net-positive for pest control. The squeaky-chirp sound at night is usually a gecko. Harmless.
Garden skink
Smooth, glossy, brown or olive. Lives in garden mulch and under rocks. Active during day. Eats insects. Harmless.
Yellow-spotted agama
Spiky-looking, larger than geckos, often basks on garden walls in sun. Can change color slightly. Harmless to humans. Doesn't enter houses.
Sand viper (Cerastes cerastes / gasperettii)
**Dangerous.** Sand-coloured, often with small horn-like scales above eyes. Buries in sand with only head exposed. Active at night and in cooler hours during summer (May–August). Found in villa gardens backing onto desert or open land. Venomous.
Arabian sand boa
Non-venomous but easily confused with sand vipers at first glance. Burrows in sand. Smaller than vipers, smoother scales. Harmless to humans but treat any snake sighting as dangerous until identified by a professional.
How to tell a sand viper from a harmless snake
- Triangular head (sand viper) vs. tapered head (harmless)
- Visible horn-like scales above eyes (sand viper)
- Thick body, short tail (sand viper) vs. thinner uniform body (harmless)
- Aggressive curling posture when disturbed (sand viper)

Which villa areas in Dubai see snakes most
- Arabian Ranches — high; mature gardens and desert-adjacent plots
- Palm Jumeirah villas — occasional; reclaimed land
- JVC and JVT — moderate; landscaped streets and some plots back onto sand
- Mirdif older streets — occasional, desert-adjacent
- Newer Damac and Akoya properties — increasing as development extends into desert
- Marina and downtown high-rises — essentially never
Prevention for villa owners
- Keep garden grass trimmed, especially around perimeter walls
- Remove rock piles, debris and unused garden equipment that provide hiding spots
- Check garden lighting at dusk during summer months
- Seal gaps under garden gates wider than 5cm
- Annual professional perimeter treatment in spring (April–May) substantially reduces presence
- Keep pets supervised in gardens during snake-season evenings (May–August)
If someone is bitten
- Call 999 immediately — sand viper bites need hospital treatment
- Keep the bitten limb still and below heart level
- Don't try to suck out venom or apply tourniquets (these methods worsen outcomes)
- Photograph the snake from a safe distance if possible (helps hospital identify treatment)
- Note the time of bite for the medical team
Sand viper bites are serious but rarely fatal with prompt hospital treatment. Anti-venom is available at major Dubai hospitals.
